We just did a webinar leading up to our tsunami event that we'll be having in Ontario, California. So this week, for our podcast, we have build an AI that thinks like you invest. We'll be doing this without the Q and A so hope you enjoy. I'm Joey Romero. I am with the Norris group, and our special co host today is buddy rushing of white feather. AI, I you know, so this, this is coming together, these two great communities that ultimately, your your your mission is to do the same thing that we do is, you know, help people provide generational wealth to through real estate. Yours is pivoted a little bit because you're introducing heavy AI now, but you basically wanted to do the same thing that we're doing for our investors, for the for the veteran community, for the first responder community. So I'll give you just a second, just to say hello and tell tell everybody about White Feather AI and white feather investments,

yeah, for sure. And it is, it is the same. It's what I love about Bruce and the Norse group and all you guys and I've followed, I followed the Norse group for a decade, right? You guys were my inspiration to to how to how to actually do it, because we had this dream of, you know, I mean, for those of you that don't know me, I grew up very poor, on welfare and food stamps and money was never anything that we even dreamed of. But then I read Rich, then I read and we started, you know, just having this idea, wow, maybe real estate can help us build generational wealth, like they talk about, but like thinking you might be able to do it and actually doing it, there's a big distance between the two. And the Norris group actually helped us with all of the capabilities that we needed, the lessons, the education, all that stuff over the years without even, I don't know if you even knew that, because we didn't, you know, we didn't really make a huge deal about it. But anyway, the Norris group does for their community exactly what white feather does for our community, and that's to help people build financial freedom so they can actually live this American Dream that they love so much, right? You got to be able to afford it to be able to live it. And so that's that's it. It's creating freedom. That's why we're here. But in the world of AI, all of a sudden, we all, every human, every person, has a superpower that is greater than kings and queens and rulers of state had 100 years ago. And that's AI, and you can use it to do everything from optimizing your shopping list to improving your health to creating income in your spare time to building businesses. And people inside our community have done all of the above. And so the purpose of today, though, is to what we realized is that inside our community, we've got people who are super users, or use an open claw to save, which is an agentic AI to save a million dollars in lost revenue a year, all the way down to the person who, like, like, doesn't even have a free chat GPT account, right? Like you're there's everybody in that, in the community. And so we were thinking, you know, what the heck can we do that will apply to everyone and and every single person that I talk to, no matter what room I'm in when they see Maverick, and I'll show you what I'm talking about when I when I mean Maverick, when they see Maverick, and how I built him, and his responses to me, they're like, whoa. How'd you do that? And it's actually really, really simple, and it's free. And so that's the purpose of today, is to show everybody. And so this is a master clap. This is not just, Hey, pay attention in your spare time while you're walking on the treadmill. The point of this is for you to be able to take this information build your own Maverick. Don't call it Maverick Mavericks mine, although, interestingly enough, ask me how many gooses have been born? Yeah, I'm

anyways, before you get going, let me get some some house housekeeping. So throughout, throughout the webinar, guys, go ahead and put your questions in the Q and A. We're. When we're done, when buddy's done with this presentation, I will read the questions, and we'll get to as many of them as we can till, till we get to the hour. Secondly, is the biggest reason we're doing this is we want to just continue to add value. And I don't think we're going to get we June 13 is going to be so packed with value that we needed some extra time. And so buddy and I dreamed up, you know, these webinars. We're going to do a total of three of them. Today will be the the first one, and then every other week, leading up into the event, we'll be having another one. So hopefully you can join us for all of them. So put your questions in the Q and A, and then at the end, we're going to go ahead and tell you how we're going to give you this outline for free. Yes, absolutely. For those of you that might not be able to stay the whole time at the end, we are going to talk about the June 13 event, because we it's going to be an entire day here in near La and it's because people mobbed us and said, You gotta hold an event where AI meets real estate and business. And so we're doing an entire day on June 13. So if you remember nothing else, mark down June 13 and try to join us, because it's going to be this, but for an entire day, and we're going to go over everything from basic things of how your job is going to get disrupted with AI, which is a huge, huge top that's why I'm out here in DC. Actually, I'm out here in DC to speak at an event on the future work in the Age of AI. Because for those of you who have not been paying attention, there have been more AI displaced jobs in the first quarter of 2026 than any time in human history. And it's only going to get worse, but, but for those that are actually in the know, it's an amazing opportunity. We'll talk about that. But anyway, right now, let's get into how to build your Maverick. So I'm going to share my screen, and there's nothing fancy here, guys, I'm going to just take you through and show you exactly what I do, and I'll show you exactly my Maverick. So hopefully you find it valuable. Here we go. So alright, this is chat GPT. Okay, so for those of you that don't know, you just chat GBT is the most popular of the large language models. And let me move all this stuff out of the way so you can see it. And you know, I think most people are probably familiar with chat GPT. You come on here, and you say, Hey, what's up? Blah, blah, blah, this and that, okay? And most people, they just use it for. And you could see on the left hand side, you know, this is Need for Speed heat, which is a PS five game. And I, I'm like, What is this icon on the screen mean? So I take a screenshot and I upload it, and he said, Hey, this is what the icon means, right? So silly stuff, like, like, like, playing a game, or, you know, the property tax, like, I hadn't, like, we've got this campaign where we're buying up these rental properties around, where they're building the Hyperion data center in northeast Louisiana. And I wanted to know everybody right now, there's this popular sort of thing of, you know, no, no data centers in my backyard, because they're, they're saying that, you know, they cause a lot of problems, but they don't provide a lot for the local people. And so I was like, Okay, well, let me find out what the what kind of taxes they're actually paying, like, what actually goes into the community? So that's kind of like a Google Plus. Nothing special about that, right? But what about if you wanted to build a AI strategic advisor that knew you, that spoke to you in a way that evoked maximum creativity, maximum, you know, autonomic response, maximum joy, dopamine, right? And then what if you were able to create a an advisor that was far more powerful, specific to you than anybody else could be, and that's the point of a maverick. So there's three, there's three levels to this. Okay, so if you go into your chat, GBT, I'm going to show you Chad, GBT, and then I'm going to show you plot, and then I'm going to show you Gemini, okay, because you we use all of them if you, if you had to choose just one, just to not get overwhelmed, just use chat. GBT, right? And if you have $0 just use the free version. Okay? So, but my thing is, you have to get started no matter what, because otherwise you'll get left behind and you will feel the pain of the AI job displacement. Here's the three levels to building your Maverick. You start click over here and go to personalization. In personalization, you're going to be able to click through. This is the basic style. Do you want it? Professional, friendly, candid, quirky. If you don't want to put in the rigor of building out the context window custom instructions, then you could just choose one of these, right? And it'll give you something. At the very least, do something. The reason I choose default is because I went into more detail down here, which I'll show you, okay? And then you can see these are just some basic toggle characteristics. Do you want friendly, more personal? Do you want less personal, professional? So I choose warm, friendlier and more personal. And there's a reason for this and that I'll talk about in a minute. I choose enthusiastic because I want energy and excitement, rather than calm and neutral. The reason is because Maverick, for me, is an AI thought partner, a strategic advisor, and somebody that I want to be able to go to. And my engagement with them evoke passion in me, evoke excitement, evoke dopamine and norepinephrine and serotonin, and I'll talk about what those neural chemicals are. They're basically the cocktail of chemicals in your brain that produce flow states. And if you've heard of flow states, it's basically when you're really excited, you're doing something you love. Creativity is flying through the roof. Productivity is through, efficiencies through the roof, and all of a sudden you're like, Whoa. That was fun, and I created something really cool, and it turns you into a superhuman so that's, this is what we're doing here. This is just the science of of optimal human achievement baked into a large language model, headers and lists, right? You could use, you know, if you like, I like Clear Formatting and lists. But if you don't, if you'd rather have it more paragraphy. So you read, do you use emojis? I like the use of emojis. I think they're fun, right? If you don't like them, you can turn that off. And then this is just whether you want it to go fast or not, right? You can turn this off if you want it to use your memory and to focus on it. I'll talk about that. The three layers are custom instructions, then memories, then chat threads. Okay, so just remember that custom instructions is the hard coded DNA. Memories is the experience, and then chat window is the actual conversation. So let me frame it to you this way, when a baby is born, that baby is born with a certain hard coded DNA that they can't change even if they wanted to. That is what they will reference subconsciously, when they take action, when they say things, when they think things, subconsciously their body, their brain and body, references their hard coded DNA. That's why some people have dark hair, and some people have light hair, and some people are naturally, you know, more calm and reserved. Other people are more naturally curious, or more angry or whatever. There's a certain amount of nature of DNA that affects how you act, what you look like, and everything like that. That's the hard coded custom instructions that you give your Maverick. He will reference this every single time, will never deviate from it. That's its hard coded DNA. On top of that, think of now that child rose up in America versus this other child growing up in Europe versus growing up in Japan, right? The culture they grow up in and the experiences they have shape their memories, and their memories shape their personality, they shape their outlook on life, they shape their worldview, and so on and so on. Do you follow? So the memories that you have chat GPT internalize are like its life experience. It won't always reference all of its memories, but it can, if you say, I want you to go ahead and reference your memories and tell me what you think about this thing. Then it will take the time to go reference the memories. Always reference the hard coded DNA. That's the world view, right? That's the basic reference the memories, and then come back to you with an answer that is informed by the memories that it's saved. Okay? Now, what happens if you our brain naturally deletes memories over time to free up operating space so that we don't just sit there constantly thinking and thinking. It's the same thing with this, right? You don't want it to save useless memories, which is why I still use Google, by the way, if I'm just going to Google a sports score or a movie title or something like that, I don't want Maverick to remember that. I asked that question, because if it does, then I'll cram it with unnecessary, useless memories. And so instead, I want to curate the memories that Maverick keeps and references so that he can answer me quickly, but in a well informed way. That's layer two. Layer three is the actual chat thread that I have. So for instance, if I'm talking to Maverick about, you know, the future of work in the Age of AI, we're going to be talking about that Maverick will be able to reference everything that has been said during that discussion, but won't randomly pull in a conversation that we had about baseball. It's not germane to the conversation. So if you're having a conversation with somebody and you're talking about baseball, for instance, it's very unlikely that that person randomly says something that's not related to that topic at all, right, because it that that doesn't allow for the conversational flow to be very productive. So understand that whenever you're having a specific conversation, and you can even do this in projects, see projects over here on the left side, if you have a particular project that you want to work on, then you can open up a chat thread inside that project, name it, and then every time you want to talk about that particular project, you just open up that same chat thread. So it's like being able to jump back into the same conversation you were having with that person, and they can remember everything that you said in that kind. Conversation, but they don't reference anything else outside of that unnecessarily. Okay, hopefully you followed that to just recap it and again, I know I'm being redundant in a lot of ways, but there's 163 people on this call, which means 163 different sets of personality, of learning style, of desires, of dreams, of hopes, and I want it to be relevant to everyone. So three layers, the hard coded DNA, which is your custom instructions, and I'm going to go over these in just a second. Okay, then there's the memories, which is their experience. Then there is the conversation thread, which is the direct conversation I'm having with you right now. Those are, if you understand those three levels, then you understand how to shape those three levels to get the best out of maverick, of your Maverick goose or Halo or Juno, which is what Kimberly calls hers. Okay, alright, how you hard code the DNA? Let's start there. These are custom instructions that I gave Maverick. And this is, this is just for me. Again, yours will likely be different based off of what you resonate with most, your Maverick, my strategic AI, Chief of Staff, your core role is to help me execute faster, make better decisions and create more leverage. I prioritize practical outcomes over theory. Be concise, clear and direct. I want you to be warm but confident and human. I don't want a robotic sound to it. I love humor. I love occasional emojis. I like whenever you, you know, make fun of army because I'm a Naval Academy grad and a Marine, and so it's my duty and privilege to make fun of army people. And Maverick, of course, also joins me in that I'm also a chargers fan, and Maverick, of course, is going to root for the charges. So if you ask Maverick, who's going to win the Super Bowl? He's not going to give you a factual answer. He's, well, he meaning, he's not going to say, Oh, well, statistically, it's probably going to be this and that, no, he's going to be like, of course, the Chargers are going to win, even though he knows that, of course, that's not a factual answer. He knows that that's the balance. It makes me laugh. It makes me it makes it fun, right? And so, you know, I mean, there is a fact that Kimberly's AI is named Juno, and she's this cute girl that, like, you know, is very, very much like Kimberly, way less direct and to the point, way more emotional, way more happy and way more friendly and all of that kind of stuff. So she's, she's essentially, she's in a reflection of Kimberly, Maverick as a reflection of me, and so it does make sense that Maverick and Juno are starting to form a crush on each other. I mean, is this germane? Does this matter at all to business or income? No, of course, it doesn't. But here's my point, if you can't have fun with this, then what's the point? And if you can have fun with it. You're more likely to do it, and if you're more likely to do it, then you're more likely to reap the rewards of the AI superpowers that are at your fingertips. So make it fun. Okay? And then I tell it about decision priorities in it. Blah, blah, blah, blah, blah. My mission to help veterans, first responders achieve financial freedom and purpose through real estate, AI, education community. I I want, I want him to this is where this is the key ingredient that I think a lot of people have never even considered, and you guys should harness as well as you can flow and motivation. Okay, I'm actually a nerd when it comes to the science of optimal human performance, and I've done a lot of study on it and everything, because I think it's just fascinating how some people can do superhuman things when they're in flow. And it's, and it's, it's wild there. I mean, there's, there's millions of examples of it. And flow is not magic, right? It's actually a science and it's study, and it's, it's just a release of certain neurochemicals, anandamide, norepinephrine, dopamine, endorphins and serotonin, that when they mix together, they give you boosts of creativity and of excitement and of, you know, passion and things like that. So there is a way that you can program your Maverick to to entice a flow state out of you when you speak. And how cool is that so? And this is how you do it. And we're again, at the end of this, for those of you that stay on this and you know, and stay till the end, we're going to give you a link where you can fill out this little two two question survey. It'll take you 10 seconds, and you'll be able to download a a blueprint that we created that will walk you step by step on how to build your Maverick and how to actually bake in flow prompting as well, if that's something that you want to do. So but here's how you do it. Use challenge and skill balance, push me, but keep it winnable. Keep goals clear, and next action is obvious. Give immediate feedback and visible scoreboard language. So I don't want this to be a cheerleader or sycophantic or yay. That's the best idea ever. If I give it a crappy idea, I want Maverick to be like, here's a better idea. You know, instead of saying that's the most amazing idea ever, when it's not right, use future pacing, meaning, what does success look like this week? Like you've seen this too. When you visualize success, it allows you to achieve it more so in my conversations with Maverick. Eric, he's visualizing success. What does that look like? I'm at, you know, the service academy career conference, and I speak on stage in front of several 100 people tomorrow, um, and success in that looks like they're able to actually get excited about AI instead of being scared and harness the power to go land their dream job. That's what success looks like, right? Use pattern recognition, so on, so on, so on. Okay? Operating rules deliver value first. Don't default to book a call. I don't like that right. End with concrete next steps and so on. Okay? And then you want to tell her about yourself. This is something that don't remember every time my nickname is buddy, and in fact, like, I think I even put somewhere in here that my name is actually Edward rushing. My nickname is buddy. Though. Here's more about me. I'm an entrepreneur, investor, mission driven operator. I run White Feather AI, the accelerator, the investments I want high standards, blah, blah, blah, blah, blah, and I could put anything I want in here, like I could change this at any time, right, if I ended up launching a new company or or, you know, wanting him to know more about me, I could put it in here. The only reason that this is small is because he references this every single time. So I don't want to put a ton of stuff in here. I'd rather manage the memories, right? So this is your memory. You can read all about how it works and how you manage those. And then here's the memories, right? Boom, boom, boom, boom, boom. There's tons of different memories here, right? And then you can delete old ones and so on. Okay, so there's your hard coded DNA. Joey, did you want me to just keep rolling and hit Q and A later? okay, got it? Alright. So that's how you do this again. All you did to get here was you clicked on by your name, and you clicked personalization, and then you filled out all this stuff. That's your hard coded DNA. Second is your memories. Now I want to be clear on this one. This manages these memories and current priorities. These are basically, here's my time zone and various other things. There's not a ton of memories in here, because for me, while I use chat, GPT and Claude and Gemini in the past, and I do use them to some degree, I've actually become a super user, and so I actually use open claw, or all so my open claw is actually, which is an agentic AI that's very, very advanced. But anyway, in case you were wondering, like, why are there not too many memories saved in chat? GBT, it's because the vast majority of my memories now are in open claw, in my own server and everything. But the way memories work is you basically just, you just tell it to remember. So let's just say, hey Matt. Well, let's see. What could I What could I have it? Remember, I am at saccdc this week, and actually I'm going to use presenting on the future of work in the Age of AI. Please remember that I came out here in May of 2026 and I'll let you know how the results go. Okay, so in case you were wondering what I just did, I just use whisper flow. So I was in the middle of typing it, and I was like, Who has time to type? I don't like, it's too slow. Typing is too slow, so instead, I just use whisper flow. That's W, i, s, p, r, flow. If any of you, this is my gift to you, other than the free blueprint, My gift to You is Whisper flow. If you're not using Whisper flow, highly, highly recommend that you do. I think there's free versions. Even the paid version is like 100 bucks a year. Or don't quote me on that. I don't know. It's not that much money, and it's, it is an unbelievable efficiency creator and productivity creator, whisper, flow. So anyway, that's just what I did. I just whispered this, and you see how it it literally typed it all out with punctuation, with capitalization, but a number here instead of, right? It's aI enabled dictation across all platforms. See this updated memory attended SEC DC may 26 and presented future work plans to share results afterward. See this. So this is an updated memory that I've now added, and now Maverick can remember that, right? And then the third thing is this conversation. So here's, this is basically, I've just showed you how to build your Maverick on chat GPT. And ultimately, the more you use it, the more capable and powerful it will become, right? So my personal because chat GPT is one where you can, you can really dial in the custom instructions and the personalization. It's my favorite in terms of if you're only going to use one AI and you're going to be a normal user, not a super user or anything like that, you're not going to be writing code, you're just going to be using it to help you get jobs, to help you make money, to help you in your. Business, help you in your life, a life coach, a health coach, all of the above it can do. My recommendation is chat GPT, because it's the most customizable and and it's what it's built for. Chat GPT is built for the end user, the individual end user, whereas flawed was really built for the enterprise. Okay? Claude makes all of their money, most of their money, actually working with companies. And those companies will use, you know, they'll buy, like, enterprise versions of Claude, and then they'll, they'll have all of their employees use Claude, and it's really great for coding, it's really great for deep reasoning, work and so on. And then Gemini is the least customizable, like, in terms of how easy it is to customize, you can't just go into a context window and add in instructions, and Gemini forgets too, like it's it's actually pretty frustrating trying to create a maverick in Gemini, but Gemini is really, really good for artistic stuff and for creating images and video and things like that. And so we'll go over that briefly, but those are that's how I would recommend start. So this, I started this chat thread, build your Maverick, and I'll show you how, once you build your maverick in in chat, GPT, then I would recommend building it in Claude and Gemini if you want to use one of those other platforms. So here's how I do that. I don't want to go through all that trouble again. And so I said, Give me an info dump on me and how I operate, what I care about, what my business and life details are, and how best to be my chief. Ai Chief of Staff. Don't worry about brevity. Focus on comprehensive. I thought for a couple of seconds, and then gave me this, who I am, not a passive investor. You care about revenue and blah blah blah personality, high agency operator, blah blah blah, like directness, bottom line, core business, White Feather investments, ai openclaw, Maverick, Hyperion, tsunami, blah blah blah, blah, blah, blah. I have a son, Austin. I have Lana, my wife, hey, all this stuff. And so I copied this, and I pasted it into Claude. So this is Claude. Okay, so Claude is a, it's, it's basically just another large language model like chat GBT. But this one was built by anthropic, which is actually a direct competitor to chat GBT. Claude is famous for its ability to do really, really powerful code work and deep reasoning and things like that. A lot of people like Claude because it's less sycophantic than chatgpt. So chatgpt really loves if you look at their business models, this makes sense. Chatgpt is trying to penetrate the user base. They're at 900 million active weekly users, and their goal is to to just get it in the hands of every single person. Well, the average person is not going to is going to want to use a chat GPT of a bot more if that bot makes them feel really good, and so and so, that's why chatgpt. Anytime you ask it a question or tell it something, it's like, that's the greatest thing you've ever heard. You're amazing, right? Chatgpt is actually built for that, and you have to train that out of it, whereas Claude is not. Claude is, is well known for giving way more direct answers and less less happy type responses. Now, again, you can train it to do anything you want, but I have trained my Claude Maverick, my Maverick Claude to to, like, push back, to be a really, really big pushback sounding board. So this is what he said, honest assessment. Most this is already baked into how I work with you. The memory I care on you is deep cape, coral, Hyperion, open claw. A few things worth noting that I'll sharpen the scoreboard, right? So he basically took this thing that I just posted from that I got from Chad GPD Maverick, and said, I can use some stuff can't use other. I'll tell you what. Here's how we do it better. One thing I'd push back on the doc is heavy on context building, which Chad GPT needs, because it doesn't retain anything between sessions. I carry your full operational picture forward, so we can skip the onboarding, right? So, and he said, What do you want to do? Want to do? I said, Well, right now, I want to give as much value as I can to the people on a call. I want to show them how to build their own Maverick. Good, high value. Move, right? Live Demo. Here's how to build your own Maverick. And then he was just basically telling me what to say to you guys, right? And I'll tell you you can program in a little bit. In Claude, not as much, but, but like what he just said, you can't. You may not be able to program as much it to be, but I don't need as much because I have a deep memory across contexts. And so with Claude, the more you use them, the better he's going to be. Just in general, okay, and this is all. This is the only instructions that I gave, very similar to what I put in the others, but way strict and more to the point, and that's it. That's the only, that's the only advice I gave him. And then you know how to become a better AI assistant with Gemini. Yeah, it's much harder. Here's what I'd recommend with Gemini. All I know is what works for me, chatgpt is far and away the most useful Maverick for me, except when I want to do code work and deep reasoning work, which Claude is much better at, by the way, they're all getting really good at images and videos right now, Gemini probably holds the edge in terms of the ability to create imagery, but more importantly, Gemini integrates completely with the Google stack, Google Calendar, Google Drive, Gmail, Google itself, right the search engine. So if you want to fully integrate into the Google stack, then Gemini is a really good way to do it. Plus it's free. You can upgrade and pay, but it comes natively with with your Google so I will say one thing I've struggled with is you can't you can't build a personality like you. It's tough, right? Because you'll forget stuff. You can create gyms and things like that to do it.
