What is a trust deed / mortgage / note investor?
You act as the lender -- the bank -- and your investment is secured by the borrower's equity in a real estate asset backed by a promissory note.
How much money do I need to get started?
Under California SB 978, no single investment can exceed 10% of your net worth. A $100,000 note requires at least $1,000,000 net worth excluding primary residence, cars, and furniture.
Can I use an IRA or 401(k)?
Yes -- IRAs, self-directed IRAs, Roth IRAs, and certain retirement accounts are all accepted. Check your plan rules and fee structure before investing.
What kind of properties are financed?
Non-owner-occupied single family and 1-4 unit residential properties in California and Florida -- fix and flips, rentals, and new construction.
Do you pool investor funds?
No. Each investor owns their individual loan with full control and visibility. Fractional loans are possible on larger deals but structured with equal shares among qualified investors.
Are trust deeds safe investments?
All investments carry risk.
The Norris Group mitigates it through first-position notes only, full due diligence, state-compliant legal documents, and active monitoring of insurance and taxes throughout the loan term.
