"I have a very specific example of how the information form TNG has directly helped my situation. I bought an investment property in CA in 2003. It was in a very good area, well below market value at the time, as well as actually cashflowed well after very little repair work. So, I hit a homerun with this property. My plan was to hang on to it for the longterm and enjoy the cashflow, while adding to my portfolio using "new money." I have attended many of Bruce's seminars, dating back to 1997 ( I think). But, after attending a couple around 2005-2006, including, "The Calfiornia Crash" and the "TX Road Trip", I reluctantly decided to sell this property and move the money out to TX real estate for safe keeping, until it was time to bring it back to CA, once prices came down enough. I sold it in 2006, almost exactly 3 years after I bought it. The house sold for over double of what I paid for it in 2003, with a net profit of approximately 1,000% on my 10% down payment. Last year, about 3.5 years after I sold it, I saw that this house sell for 22% below what I sold it for. And this area hasn't seen as much of a decline as other areas yet. The actual numbers are more dramatic: I bought it for $382k in 2003, put maybe $50k into it, sold it for $835k in 2006 - a profit of approximately $400k (before selling costs, etc.)! It resold in 2006 for $650k, which might've represented $185k less profit for me, had I sold it now! So, I might've missed out on almost half the profit I actually got.
