If you’re not familiar with quadrants, here’s a basic explanation. We’ve discovered that certain categories of statistics foretell what cycle of real estate we are about to experience. We sequence the charts and then determine which of the four quadrants we are in. Having determined what quadrant of the real estate market we are in, we now have answered an all- important question: the “when” part of the equation.
Here’s why that is vital: Imaging you are a developer and you also build homes. Imagine you don’t understand the “when” part of the equation. You simply develop lots and sell houses no matter what. If you are familiar with what’s going on in the “tract sale world,” many builders are realizing too late that they needed to understand the “when” part of the equation. They bought lots and built too aggressively into a market that they should have realized was in for a quadrant change. Not realizing what is coming in advance, some of them hold exactly the wrong inventory and still have to attempt to attract buyers.
Have you seen the different approaches the builders are using to sell their properties? Some of them are buying down financing, which means offering very low interest rates. Some are using auction companies and others are offering incentives galore. The point is that they could have know the downturn was coming and had the right inventory to sell and the right “selling system” to implement immediately when the quadrant change took place.
