Types of Foreclosure:
Non judicial foreclosure is most common when the loan document has the power of sale clause.
Judicial foreclosure is available for the lender should they seek a deficiency judgment or the loan document is missing the power of sale clause.
Deficiency: Deficiency judgments are possible only when the lender
used judicial foreclosure.
Redemption: No redemption on a non judicial foreclosure; one year on judicial.
