Types of Foreclosure:
Non-judicial: If either the trust deed or the mortgage contain a power of sale clause, the sale can be held without the court becoming involved
Judicial: This option is available but not often practiced
Deficiency Judgments: allowed in some cases
Redemption: Allowed for one year after the foreclosure is complete
